Redmond single-family home prices climb

The median sales price of a single-family home in Redmond jumped in January because of the sale of four homes over $750,000, and in Bend the median sales price rose higher than it was in the past two years for the first month of the year, according to a monthly housing report.
In Redmond, the median sales price of a single-family home rose $67,000 to $562,000 in January over December’s median sales price, according to the monthly Beacon Appraisal Group of Redmond.
Yet, the number of sales fell to 32 in January, compared to an average of about 60 in a month since August, according to the monthly report. Traditionally the winter months are slower for home sales.
For the past three months there remains an inventory of a two-month supply of homes on the market in Redmond.
The report uses the median sales price, which is the midpoint value of all transactions in a month.
In Bend, the median sales price of a single-family home rose $35,000 from what it was in November and December. With the exception of October, when the median sales price shot up to $800,000, the cost of a single-family home averaged about $700,000, according to the report.
It took homes about 53 days to sell in Bend, compared to a record low of four days in March 2022, according to the housing report. There remains a 2.5-month supply of homes on the market in Bend.
In Sisters, the median sales price of a single-family home in January dropped to $684,000 from $712,000 the previous month, according to the report. There were enough homes on the market in January that it would take two months to sell them all, according to the report. That’s the same as it was in December.
In Sunriver, the median sales price of a single-family home was $928,000, down from December when the median sales price was $1.2 million, according to the report. For the past two months, the inventory of single-family homes on the market remained at three months.
In La Pine, the median sales price of a single-family home was $389,000, up from December when the median sales price was $360,000, according to the report. The level of inventory remained the same in La Pine at five months for both December and January, according to the report.
